We represented Hearthstone, a lender who provides financing to many land developers who pursue entitlement and development of single family home projects. We helped Hearthstone recover from a failed developer a 300 acre, 625 unit single-family home development project in Fillmore, California, along the Santa Clara River. As part of the property recovery and settlement with the developer, Hearthstone was successful in enhancing the entitlements for the project. Hearthstone is now working towards completion of significant project infrastructure, including streets, wet and dry utilities, satisfaction of hundreds of conditions of approval, significant flood plain reconfiguration work, a community park, a 52-acre nature park near the river banks, as well as a series of pedestrian and bicycle trails.
